Mary Lake
Located between Placer and Eureka Way on Redding’s
westside, the Mary Lake subdivision surrounds scenic Mary
Lake. A paved trail circling the lake is used by walkers,
joggers, and bikers. The streets have just been paved in
the final phase of Mary Lake and lots are being sold
between $89,000-$159,900. Completed homes will be a
minimum of 2,300 square feet with three car garages.
Completed homes in this phase are anticipated to range in
value from $400,000-$750,000.

Country Heights
The largest neighborhood on the westside, Country Heights
runs along several adjacent ridges, providing many of its
homes with greenbelt lots and incredible views. The
majority of homes were built in the early-1990s and have
been selling between $270,000-$330,000. There are also
new homes still under construction selling in the
mid-$300,000s.

Eagle Ridge
A newer westside subdivision with fantastic views of
Lassen and the eastern range. Built by Signature
Northwest, the detailing in many of the newer models
include high-end appliance packages, granite countertops,
custom mouldings, and high ceilings. New homes start in
the high-$300,000s. There have been several homes sold
over $600,000.

Whitehawk
Redding’s premier westside neighborhood. Situated on a
ridge with many greenbelt lots, Whitehawk boasts some of
Redding’s finest homes. There are no new homes being
built in Whitehawk, but this is the area to watch for
resale listings of truly custom homes by some of Redding’s
finest builders. Expect prices from $500,000-$1,000,000
depending on size, amenities and views.

Sunset Terrace
The Grand Dame of westside neighborhoods, Sunset Terrace
is a unique mix of modern homes from the 1950-60s and
custom river view homes from the 1980-1990s. Winding
streets, established trees and an unrivalled assortment of
homes from almost every architectural style make this one
of Redding’s favorite enclaves. Prices vary dramatically
based on age, square footage, updating, and location in
the neighborhood. Recent sales have ranged from
$375,000-$925,000.

Sunset West
As the name implies, this small neighborhood lies directly
west of Sunset Terrace. Most of the homes here were built
in the 1980-1990s. While Sunset West may not have the
eclectic character of its sister subdivision, the
consistent quality of construction, secluded cul-de-sac
layout, and greenbelt lots make this another westside
classic sure to have lasting value. New listings in
Sunset West should range between $350,000-$500,000.

The Knolls
A secluded hilltop enclave of custom homes, the Knolls is
one of Redding’s few gated communities. Boasting some of
the most spectacular views in the city, this small
neighborhood seldom has homes available on the market.
Prices in the Knolls vary based on views and size, but
range from $350,000-$750,000.

Land Park
One of a dwindling number of new homes subdivisions on the
westside, Land Park is nestled on a ridge that looks down
on the Sacramento River. With new homes by one of
Redding’s top builders, Palomar Homes, Land Park quickly
sold out its first phase. New homes range from
$300,000-$350,000.

Stanford Hills Estates
A custom home subdivision with some river views and a
gated entry, Stanford Hills offers both lots and new homes
for sale. A paved trail links the neighborhood with the
River Trail, a 6-mile paved trail system frequented by
walkers, joggers and bicyclists. Lots range in price from
$120,000-$175,000 and new homes have been priced from
$450,000-$650,000.

Garden Tract
One of Redding’s original neighborhoods, the Garden Tract
consists of smaller homes from the 1940s. In a city where
most of the older homes were demolished in the name of
1950s “progress”, the Garden Tract is one of the few
consistent older neighborhoods in town. Most of the homes
are predictably three-bedroom/one baths with single-car
garages. Classic Garden Tract homes that have not been
“remuddled” are highly sought-after and typically sell
within days, if not hours, if priced fairly. Three
bedroom, one bath homes sell from $180,000-$200,000 if in
good condition; two bedroom, one bath homes should sell
from the $160,000-$180,000s. The rare three- and
four-bedroom, two bath homes should be selling for just
over $200,000.

Another development by Palomar Builders located in south
Redding. Close to parks and the Sacramento River, Crown
Estates has completed several phases and currently has
homes available starting in the $260,000s.

Riverfront Homes
There are various neighborhoods throughout the Redding
area with homes on the Sacramento River. While many of
these homes are surrounded by more modest homes, homes
with true river frontage always command top dollar due to
their scarcity and the natural beauty and wildlife of the
river. Older homes on the river in the Redding and
Anderson area have sold recently in the $500,000 price
range, while custom homes on the river can sell for more
than $1,000,000.

Bonneyview Tract
Similar to the Garden Tract with its established trees and
1940s-era homes, the Bonneyview Tract has a more rural
feel. Many of the homes are situated on larger parcels
from ½ acre up to several acres and with no sidewalks and
occasional old barns, it feels like the country even
though this neighborhood is located right in the heart of
south Redding. Smaller homes in need of updating sell
from the $150,000s. Newer homes or homes that have been
significantly updated range from the $180,000s-$200,000s.

Westwood Manor
Located adjacent to Westwood Village Shopping Center,
Westwood Manor is a secluded pocket of homes built in the
1950s and 1960s. With Sycamore Elementary School located
in the heart of the development, it’s a great family

The most recent condominium project in Redding is River
Heights which occupies a ridge between Hilltop Drive and
the cliffs above the Sacramento River. With many custom
amenities and larger units than other local condo
projects, River Heights residences rarely hit the market.

The Bluffs
Located at the north end of Bechelli Lane, the majority of
units in the Bluffs are two-bedroom/two bathroom units.
There have been recent sales there of smaller units
without views in the $130,000s with larger units with

month.

Located on the north end of Hilltop Drive on a ridge
overlooking the Sacramento River, the Ridgecrest
Condominiums come in a variety of sizes and styles from

$200,000s. Home Owner Association dues for units in
Ridgecrest are approximately $220 per month.

Shasta Hills Estates
Occupying a promontory just one mile north of Redding’s
central retail area, Shasta Hills is a recently completed
senior neighborhood. With modest sized lots Shasta Hills
offers all the amenities of a typical home, with much less
landscape maintenance and upkeep. There is a clubhouse
and the community is gated for the privacy of its
residents. There will be more new homes under
construction in the spring of 2004 with prices yet to be
determined. Resale homes range from $230,000-$275,000.
