What Is My Redding Home Worth? How to Price Your Home to Sell in 2026

“What is my home worth?” is the first question almost every seller asks, and online estimates only get you part of the way. This guide explains how homes are priced in practice, what Redding’s recent numbers show, and what to do before you list.

It is general information, not appraisal, legal or tax advice, and every home is different.

What the Redding market looks like right now

Here are the most recent public numbers we found, with sources and dates.

  • Median sale price: about $399,810 for the three months ending September 2026, up 3.8% from a year earlier (Redfin).
  • Median days on market: 35 days (Redfin).
  • Sale price compared with list price: about 98.4% in September 2026, and 25.9% of homes sold above list price (Redfin).
  • Homes sold in September 2026: 322, up from 311 a year earlier (Redfin).
  • Median value of owner-occupied homes: $382,300 (Census ACS, 2020–2024).

A median is the middle of all homes that sold, so it is not what your home will sell for. A home that sold for $399,810 is not necessarily similar to yours, and a market-wide number can move simply because of the mix of homes sold in a given period. The sale-to-list ratio does tell you something useful: on average, Redding homes sold for a bit under list, with about a quarter selling above it, which suggests that price and condition both matter.

How homes are actually priced

Online estimates are a starting point. A local agent builds a price from comparable sales (“comps”), meaning recent closed sales of similar homes nearby. The usual factors:

  • Location: neighborhood, street, and proximity to schools, parks and the river.
  • Size and layout: square footage, bedrooms and baths, and how well the floor plan works.
  • Lot: size, shape, views, and any outbuildings or RV parking.
  • Condition and updates: roof, HVAC, kitchens and baths, flooring, and deferred maintenance.
  • Timing and competition: what else is on the market now and how quickly homes in your range are selling.

An agent can walk through your home and adjust comps up or down based on what is different. A licensed appraiser is a separate role: appraisals are usually ordered by a buyer’s lender once a home is under contract.

Why pricing right from day one matters

Pricing close to the market from the start is usually more effective than starting high and cutting later. Buyers watching the market see a new listing the most when it first appears, and a price that is far from comparable sales can make a home sit while others sell. No one can promise a price or a timeline, but comps give you a defensible number.

Redding’s price ranges vary by area

Redding includes many different neighborhoods, from in-town homes to more rural properties on the edges of town. Nearby communities can look quite different, so if your home borders one of them, a comparison may help:

California disclosures to expect

Pricing is one part; disclosures are another. For most homes with one to four units, California sellers will generally provide:

  1. A Real Estate Transfer Disclosure Statement, your written account of the home’s condition and anything you know about.
  2. A Natural Hazard Disclosure Statement, which tells the buyer whether the property sits in a mapped flood, dam-inundation, fire hazard, earthquake-fault or seismic-hazard zone.
  3. A fire-hardening disclosure for some homes. If a home built before January 1, 2010 is in a high or very high fire hazard severity zone, California law requires you to say which ember-vulnerable features you know about and which low-cost retrofits you completed.

You can look up a zone by address with CAL FIRE’s Fire Hazard Severity Zone viewer. Ask your agent early and a real estate attorney for legal questions.

A simple prep checklist

  1. Ask an agent for a price opinion based on comps, not only the citywide median.
  2. Gather paperwork: repair receipts, permits for additions or remodels, warranties, utility bills and HOA information if it applies.
  3. Work on the outside first: trim brush and trees, clear leaves from the roof and gutters, and clear combustible material from around the foundation.
  4. Fix small things: leaky faucets, sticky doors, burned-out bulbs.
  5. Clean, declutter and brighten before photos.
  6. Plan showings: when the home can be shown and where pets will go.
  7. Talk through your timeline, especially if you are buying another home.

Taxes to ask about before you sell

If you owned and lived in the home as your main home for at least 2 of the last 5 years, you may be able to exclude up to $250,000 of gain from income, or up to $500,000 if you file jointly and meet the requirements. Other rules and limits apply. See IRS Topic 701 and talk to a tax professional about your situation.

On the buying side, Shasta County says a sale generally triggers a reassessment at the new price and that buyers may receive supplemental tax bills. Ask the Shasta County Assessor about any transfer-of-base-value options that might apply to you.

Frequently asked questions

Is an online home value estimate accurate?

It can be a useful starting point, but it cannot see your kitchen, your roof or your street. A comps-based opinion from a local agent who has seen the home is usually more reliable.

How long does it take to sell a home in Redding?

Redfin shows a median of 35 days on market for homes sold in the three months ending September 2026. Some sold faster and some took much longer, depending on price, condition and mortgage rates. After a buyer is under contract, inspections and loan steps still follow.

Do I have to make repairs before I list?

Not always. Small fixes and a clean, clutter-free home often help. For bigger items, decide with your agent whether to repair, offer a credit or sell as-is. Either way, you still need to disclose known problems.
